Investing in Real Estate

 Jim's Real Estate

There are many different things that people choose to invest in. Many of these investments are conventional such as stocks and bonds, while others are unconventional such as real estate. Investing in Real estate offers many perks to the investor, which include portfolio diversification and a steady investment income.  There are many different types of real estate investments that appeal to different investors. These include rental properties, real estate investment groups (REIs), real estate investment trusts (REITs), and trading real estate.

Investing in rental properties offers even the most casual investor, almost instant return on their initial investment. With reliable tenants rental properties are investments, which in a way pay for themselves. Most rental property investors or landlords, tend to charge tenants rent which covers their monthly mortgage fee, in a sense making these self-sustaining. There are many was to purchase rental properties, which come in various forms from condominiums to homes. Many real estate agents are more than willing to show rental properties to potential investors and may be able to help provide tenants with an agreed upon cost.

Real estate investment groups are basically a group of investors that invest in property. In a sense it is pooled funds among investors that diversifies real estate investments throughout different cities, which in a sense, are very similar to mutual funds. Belonging to a real estate investment group takes away the hassle of everyday maintenance of owning rental properties and allows you a return on real estate investments without being an active landlord.

Real estate investment trusts are basically shares of real estate investment groups that are publically traded. These trusts can be purchased through a majority of stock brokers as they are traded as such. The risk in real estate investment trusts are very similar to those of stocks, and have a similar investment income with dividends usually being paid quarterly on these investments.

The last way to invest in real estate is through trading real estate. This is when an investor purchases a property for what they believe is a cheap price, hold it for a short period of time and flip it. Many of these investors purchase their investments on foreclosures. Some of these investors invest both time and money into their investments by renovating to maximize their return, while some do not. In fact there are many television shows that feature these sort of real estate investors including “Flip this House.”

Just like stocks and bonds, real estate is for the most part a reliable investment for investors. In addition to providing steady income, real estate is an investment that is easily accessible to investors.
